Great location, but unfortunately, I feel the prices are too high for purchase and for rent, considering the construction around the building is still unfinished. The landscaping has never been finished, so you are paying full price to live somewhere that still needs to be finished and it's been about 5 years and still it's half finished, so this should reflect in cheaper rents and purchases. It's like paying full price for a new Mercedes, and they tell you they will fit the doors on in 2 years, but they still want full price for the car.

Looking at the residence from the outside, everything seems perfect. However, after living here for a year I have found frequent leaks from the roof and taps (one from the waste pipe of the apartment above that covered our bathroom floor, utility room and hallway) constant smells that linger, poorly tiled bathrooms so the water in the shower doesn’t drain and causes that stagnant water smell and collapsed ceiling due to previous leaks. The maintenance are very hard to get hold of.
We contacted maintenance recently about another leak in our shower. They took out the bath unit to find it flooded and green underneath. They did not fix the problem and our shower still leaks giant puddles in our bathroom. We started using the spare bathroom shower which started leaking after four uses.
Pool area is nice and grounds are well kept. Thankfully, we are moving out in June!
Lamar is a poorly built residence that has been made to look chic and modern. Don’t be fooled.

We lived here for a year, we were constantly at war with leaks from new and old locations around the flat. Waste management at the buildings is poor - bad odours linger often. Our shower floor was not level, we asked management to resolve, they refused as it would be too expensive. The best we could do ourselves was lay bricks in the shower to prevent overflow, with little success. Overall plumbing is a disaster (toilets). Pool is ~1m in depth. Gym's are under equipped and oversubscribed. Lastly, the speed bumps at buildings are dangerously steep and even at low speeds they can be destructive on your vehicles . Find elsewhere for your main residence. A nice second home however, everything will make sense when you think of it that way .

Wort place to live ever, leaks everywhere and the AC is hot during summer + weekly fire alarms in the whole building (including our the fire alarms in our bedrooms) sometimes it comes at 2 am or 6 am…

Awful overall experience. Agree with most of the reasons you'll find in the reviews, leaks, billing rates, fire alarms etc. Do not recommend.

Regular leaks, building construction was very low budget. High municipality tax for 2 bedroom.

I dont personally live here, but i frequently visit family.
Security & reception staff are polite & friendly. The community is great, family friendly. facilities such as the gym & pool are modern. Its not noisy, very peaceful and a great area to live in. It truly does reflect “Raha” which is arabic for comfort.
