Owners have created a fantastic retreat in Barnstaple. Rooms are well furnished and enough touches to make it feel a home from home. We had to leave early due to a family issue but loved our stay. Jane is a great host and cook ! One little request would be to upgrade the entertainment options in Pimpernel , a smart TV would be a great option. Overall a fantastic B&B which is sometimes hard to find in the UK.

What a great find in Barnstaple!

After what was a challenging trip in (train delays and cancellations), coming to No 22 was such a treat! Jane was very accommodating and showed me to my room.

It was well presented, superbly designed and I gravitated to the bath straightaway to soak my weary bones. The huge bed was comfortable and I had a great night's sleep. Great in room coffee/tea making facilities and toiletries.

Breakfast in the morning was delightful and it definitely feels like a boutique hotel.

Thank you Jane for a lovely stay.

This a lovely boutique hotel, the room was huge, furnishings really nice, luxury bathroom and bath products, breakfast was really good. Host Jane was very welcoming and really friendly, lots of good advice on local area and where to eat. Would 100% stay here again, 5 stars all the way

Jane is an excellent host who runs a fantastic BnB, although I hate calling it by this name as it is much more like a boutique hotel. My experience was needing somewhere of good quality, last minute on Valentine’s Day close to a restaurant where we had a reservation nearby. Jane was very accommodating from the parking to the early breakfast sitting as we had to leave early the following morning for work. The rooms feel like a home away from home, stylishly designed and comforting in every way, with high quality bathroom products and added touches such as books, complimentary chocolates and good quality tea/coffee. Would highly recommend to anyone staying in the area.

Had to come to Barnstaple for a funeral on Thurs 21st April. Flew into Heathrow from New York at 6 30am on Wed morning. Arrived at No 22 to be greeted by Jane at midday. My superb suite was all ready for a very tired guest. No 22 is much more like a 5* boutique hotel, everything which I needed was superbly provided. The care and attention to detail in all aspects was simply exquisite. The breakfast menu was in keeping. It was highly original and surprisingly different. I had an American breakfast of Eggs, streaky bacon, pancakes and maple syrup. I was fully ready to ready my eulogy at 10am the next day. 5/5 isn't enough praise for this fabulous place. It's also very well priced, excellently located. I think that I'll have to stop now.

My husband and I stayed here for 2 nights and we were delighted with our gorgeous room and the fantastic service. The breakfast was also delicious A true gem of a hotel and we will absolutely stay here again when we are in the area. Thank you Jane for making our stay feel like we were at home

The hosts were delightful, warm and friendly and our room was so pretty shabby chic and very comfortable with fresh milk for coffee and tea. One of our mums was at Barnstaple hospital for several weeks and very ill and we were visiting daily so somewhere comfortable with really excellent breakfast and coffee was very welcome. Jane was so kind and even helped with our washing and some space to work due to our unexpectedly long stay. It was a real delight to stay there.

We Stay all over the place I must say that No 22 is far the best place we have ever stayed at.
Nicley decorated with lovely finishing touches.
Lovely comfortable bed top quality bed linen as well as towels even down to good quality shower and shampoo provided.
As for breakfast 100%
And for the host Jane so friendly and informative ????
