A very peaceful community right on Sheikh Zayed Rd. The neighborhood comprises families of all ethnicities.
Very close to Ibn Battuta and Festival Plaza.

Really great Expat community. Everyone's really friendly and the facilities are excellent. Pool, tennis, squash, bar, gym. Food and drink prices are really good too, and nowadays rents are more reasonable (I'm told 135k as of writing). Villas are in good condition and resident maintenance team ensure everything is fixed on-demand. They arrive within 2 mins. Villas are large with manageable garden sizes, and they are better quality than the neighbouring community.

2 years ago the restaurant closed and has never reopened despite loads of promises. The pool and gym is still closed despite the municipality allowing reopening since Cov19.
The AC units are more than 20yrs old and very inefficient and extremely expensive to run. Dubai Property Management HQ communication is poor and decision making is extremely slow. Much more modern and better value for money options out there.

A hidden GEM, we discovered it last year and decided to move-in right away. Overall the community has met all expectations from lovely neighbors, amenities and excellent service / maintenance staff. The only down side is older air cons which drive up DEWA bills during summers.

I live here, it's great. I wrote that in winter, when facilities were open, and we'd just moved in. Honeymoon period, I suppose. Reaction to maintenance requests are good, but that's it, really

This place used to be a hidden little oasis, but it's been neglected by management, there is no more club and there is no more homey feeling. The streets and all the villas are neglected and the ACs are so old and expensive. We are sadly moving out soon because the quality of this place is just not worth the rent anymore.

A fabulous place to live with its own pool, park and restaurant. The villas are all detached with big gardens. Great community with an active FB page. A little out of town but near Ibn Battuta and the main roads so easy to get to places.

Nice gated community with best of facilities including swimming pool and others. The matured and fully developed area with good connectivity to public transport
