Community is very comfortable, townhouses are small, but cozy. But if you are going to rent be careful with the choice of agency and owner. We discussed a lot of agents, all of them has different conditions. We highly recommend Springfield agency to cooperation (they give you all checks, have their own office, help with any questions).

Please be careful and attentive to make a deal with Trinity homes agency and agent Ricky in particular. We tried to rent u003c villa 41 u003e and it was terrible experience: unprofessional agent, who gives you a lot of unfulfilled promises and makes decisions without the consent of the owner; greedy owner, who didn’t refund deposit (we had a reservation for this villa, discussed and agreed the rental conditions, but after the owner changed it unilaterally. We could not agreed the new conditions and after 2 days reservation decided to cancel our relationship). We lost more than 6000 AED). We don't want this for anyone!

Its nice community,,, but it is difficult to live in it due to travel time.. no exit to Emirates road which make any trip 15 minutes more than it is supposed to be…

The sizes of Arabian Ranches 3 is smaller then Akoya Villas, Even the Akoya Kitchen are better, just look at this kitchen or Arabian Ranches

Still under construction but townhomes design is very bad from inside all rooms are small and living room like open kitchen

The villas from inside is too small with mini kitchen, you can’t even enjoy having a good cooking dinner for more than 2 persons!!
It’s really doesn’t deserve driving 35 minutes from downtown.

A lovely cafe set next to the beach. Food, drinks and service are all excellent. Prices are also very reasonable.

Lovely bacon sandwich but too many dogs barking and two attacked each other right near us so not nice, although not cafés fault obviously

We rented a neach hut. It cost £75 but there we 2 families, so a decent price for accommodation on the beach for the day. Beach was clean and there was a box of toys available to play with.

Lovely cafe on the prom (no indoor seating). Prefect place for a half way stop when walking the dogs.

Ive lived in the area for a year with plenty of cafes closer but I bike here every week for my treat. Lovely staff and ive never had a bad lunch or cake here ever. Its rare ive found somewhere to give 5 stars to and have zero negatives to say. I will continue to come here and support their business.

Lovely area, away from the noise and madness of the main part of Clacton. Great cafe with outside seating, very friendly service and lovely grub! There are loos close by too. (Follow path from cafe up toward sailing club, then take the path to the left down towards the toilets)
