My observations:-
Pros
Stunning and uninterrupted views from both garden and sea side especially if you are above 7th floor.
Very accessible location.
Big corridors
Mostly family building with accessible security. Nearby locality is also family oriented.
Nearby gardens.
Cons
1.Building waste management.There is foul smell in chute emanating from garbage chute during winter months from Nov to March.I have suffered most since flat was in front of garbage chute and smell sometimes came inside flat. No action taken by building management despite repeated complaints.
2.Very compact balcony.1/4 th occupied by AC outlet.If you put two cloth stand cannot walk.
3.No centralized AC, Split AC duct which causes loud noise,will increase SEWA bill and discomfort in kitchen as there is no AC duct in kitchen so be ready to put extra fan.
4.Very compact and closed kitchen.Only one ventilation window which opens to drainage duct hence need to close it due to foul smell so entire cooking smell comes in living room.
5.Flats are very close to each other and need to bear door banging noise, people talking in their rooms and balcony.
6.Very bad plumbing- Constant sound of closing and opening tap of neighbors flat can be heard from toilet hence need to constantly close it.Perinial issues of water leakage from toilet flush for which there is no permanent solution by building management.
7.As building is on main road, constant vehicle noise can be heard even after closing door and window as these are not full sound proof.
8. Cockroaches in kitchen as it is closed with no proper sunlight and ventilation.Pest control not done by building management.
9.Cracks on wall and gaps in between tiles on floor.
10.Children playing in corridors will disturb you no concrete action by building management only warning signs.
11.High rent and security deposit compared to other buildings in vicinity.
12.Need to pay around AED 1000 for contract renewal.
13. Building management will charge penalty for delay in contract renewal or clearance certificate beyond 7 days however they will take more than 4-5 weeks to refund security deposit cheque as happened in my case.
14.There is waiting for car parking and need to pay extra charge over and above Flat Rent.
15.Pigeons dropping is a bid issue, you need to constantly clean your balcony.There are no bird repellent installed in the building.
16.Frequent fire alarms.On and average 2 times a day which will cause lot of discomfort especially if you are sleeping.
My suggestion is that new buildings have come up in vicinity which can be explored before making any decision to locate to this building after weighing pros and cons mentioned above since locality is good but couldn't say same for building based on my experience.
