They are totally unprofessional. Most lazy employees working in the company. No customer service whatsoever. Just giving random excuses to delay the refund of deposit. Holding the deposit for 9 months with no valid reason. Their manager is very rude and cheating tenants.

I had a bad experience with Al Sahaa real estate and I am sharing my experience here as review I am here in 10 years and this is the worst
I was a Tenant past 2 years 2021 to 2023 with Al Sahaa building in Al Nud Area sharjah , some how I managed to finished the cancellation process by my own and waiting for the pending amount with Al sahaa since May 1 week no one contacted us till now regarding the security deposits , parking deposit, And one more hardest thing is they have charged me 1300 AED for the maintenance . 2021 they gave me a not properly maintained flat and I have complained also that time but not replaced or exchanged , I have old photos of the flat but now they deducting sealing replacement and kitchen cabin doors replacement charges etc . Now they send me a mail saying these all need to be replaced since it is dirty
They might have charged same from the old tenant as well but they did not . Management might not be knowing what is happening in the office ,
I gave them same flat as I got but now I liable to pay 1300 dirham from my pocket . We have no option to complains So I am writing here !
please be aware when ever someone taking a flat with Al Sahaa Real Estate your deposit amount won’t be yours anymore.

I don't know if there are people want to work in this company or what, many times i made a complain via phone and emails but no one respond, especially on phone calls direct they will put on hold then hang, i mean how did the company hired this people. no customer service at all, all complain about noisy neighbor no action even you send them 1 million calls and emails. they don't really care at all

Really poor customer service, I send messages no answer, I send emails no answer. I call and the lady at the office whose responsible of carrefour building in Al nahda Sharjah but she not respect customers at all. I want to finish my contract and no longer renew it but nobody replied to me. I don't recommend

AVOID. Most agencies here are bad, but this one is the worst. They ignore major issues like leaking ceilings and burst hot water heaters as well as punks damaging the premises and tenants' vehicles. That camera in the parking area? It's just a show like everything else. Nobody cares as long as there is money to be made.

Don't bother renewing the contract early or on time, either. They take their sweet time doing it despite charging a lot for doing so. Need the contract for legal purposes? Too bad. It doesn't matter if all was paid for and updated 4-5 weeks prior. They aren't bothered.

The buildings aren't great, either. They look nice, but they're cheap. Something breaks every month despite great care taken. Also, the windows are not sealed. This means that it floods and stains things when it rains, AND every little noise from outside is magnified, making sleep impossible.

The only good thing about this place is the location. The rest is an overpriced joke. Since they don't return deposits (according to other unhappy tenants), there is nothing left to lose in posting this review while still living in their money pit.

I wish if the owner can see these reviews. I was so badly treated today (25 Oct 2021) by one of their accounts employee (Upesh). He shouted and he insulted me. If I was his Manager I would have suspended him immediately for his behaviour towards the customer. When he insulted me I told him, I can take action for such behaviour and he in return told me "do whatever you can". The sad part was even the manager could not control him.

Al Sahaa real estate manager agreed to give my deposit back because I had paid for two months rent in advance and they charged me for breaking my contract inbetween. I agreed. After several follow ups (for almost 2 months) I thought of visiting their office in Sharjah. Thats when I met Upesh who came and very rudly told me for breaking the lease contract there is no refund. Fortunately I had a written confirmation from their manager stating that the security deposit will be refunded. I spoke to the manager and the manager informed Upesh that he had agreed on the refund. Its so sad that Upesh did not even read the comment written by the manager before he refused the refund to me. Then they agreed and requested me to come on 24 Oct 2021 to collect the refund cheque. In return I requested upesh to write on the same paper which I had, that on Sunday I will get my Cheque. He again very rudly told me NO!
The Manager came back again from his cabin and told me that he gurentee that it will be ready on Sunday. As agreed I went yesterday 24 Oct 2021 to collect and Upesh came to me and once again very arrogantly told me your check is there but not signed. Immediately the manager attended and told me to come after 45 minutes and collect the cheque. As I was rushing for work I told him I will come on 25 Oct 2021 the following day and collect.

As agreed I went to collect the cheque and I got a shock to see that they have deducted 1,600 dirhams towards the maintenance. I sorted my clarifications with the maintenance department and the leasing department. Once all done, they wanted me to acknowledge the receipt of the cheque and I refused the same way Upesh refused to me to write when I asked to do so. Immediately he raised his voice and behaved very rudely. I told him not to raise his voice politely but he refused and continued to shout and did some hand gestures to his colleague who was at the reception that I am a mad person. It was so disappointing that no senior staff at that office came forward to say that its not the way to treat the customer.

All I wish is for the owner to see the cc tv clips and take action on this rude, arrogant employee of Al Sahaa real estate.

Don't deal with the company
I came all the way from Abu Dhabi with an appointment then they told me no sorry come tomorrow. People time is not a joke and this disrespectful guy call waled is really unprofessional Im disappointed...you lost an investment.

Customer service doesn't exists. Building maintenance is poor and they don't refund the security deposit. Please stay away from their buildings.

The company operates with an unprofessional setup. 3 weeks after vacating the unit (after numerous calls) I get a response that security deposit cheque with a deduction of AED 1,250 is available to collect.
After reaching out to their head of leasing who sympathizes with me and tells me that off late there are too many complaints from tenants and asks me to visit their office in Sharjah and he promises to sort the matter.

In the meanwhile I tried getting the reasons for deduction and they provide me with a document showing deduction of AED 950 for all maintenance stuff like Main Door Lock cylinder needs to be changed!!, Cooker hood is old needs to be replaced!!! Majority (about AED 750) were regular wear tear items for which landlord is responsible. I prepare response for each of the line items and visit their office and provide necessary justification. There is still a AED 300 difference and they aren't able to provide any reasons.
Head of leasing agrees with most of my representation and tells me to call him back next day as he needs to speak to operations team.
Subsequently, head of leasing starts avoiding my calls, asking the receptionist to tell me that he cant do anything. Not sure what was he thinking when he asked me visit him and promised me to sort the matter!!!
I visit again their office to seek an answer for my response and reason for the additional AED 300 deduction. The head of leasing tells me that company decided to deduct AED 300 for writing an unfavorable review on google!!!!!!!!!!!!!!!! and they can sue me for that. I had to tell him that deduction was already done before I wrote any review. Plain simple lie.
The unprofessional behavior doesn't stop here. He asks me to take the matter to RERA and file a complaint. I said ok will do that but what about AED 300 deduction ? and provide me a reason. He had the courage to tell me that I should file a complain with RERA and say that Al Sahaa Real Estate hasnt provided reasons for deducting AED 300 from security deposit.

Head of Leasing wasted my time for a whole month and made me visit their offices in Sharjah couple of time. If he had no intent to do anything why bother troubling people.

My humble suggestion would be to be careful and stay away from any financial dealings with Al Sahaa Real Estate. Not worth the time and effort and not the kind of people you want to deal with.
