Purely residential. A bit dry, no much to do.

It is becoming overpriced, villas are small with huge gardens

Nice residential community. 248 villas with great access to hessa street, al khail road , and can easily get to sheikh zayed road and Mohammad bin zayed road. The villas here seem the same but there are some differences that would reflecton the prices of the villas. The developer approves the expansion of the villa by adding a room at the terrace above the garage, they also approve extending the full side of the villa which can add up 4 rooms however you must leave 3 meters from the neighbour wall so the problem is that some villas dont have enough space at the side so they cant extend the side of the villa and these villas are usually cheaper. Another difference would be the size of the plots because they range from 6,400 sqf to 8,800 sqf obviously the smaller the cheaper and the larger the more expensive.
