Very special place near to the exit of khail road and bus station in front of the building

Nice Building, having spacious apartments with wardrobes, balcony and closed kitchen, nice bathrooms.
Location is superb near opposite JSS school, circle mall and Alkhail exit. Good for investment and rental.

First of all this not family building its full of accommodations every floor have 1 or 2 staff accommodation , its baddest building ever i stay after 10 years in dubai , stupid managment no response for any complaint and if you lucky and to get response the actions will take weeks month or maybe years , example: last year some issue for the swimming pool it take them 4 months until they fix it and open it again , 2 weeks ago have issue in water pump until now they didn't fix 2 days we are without water and until now the water pressure very low you cant even take shower, and many issues with parking ,ac , fire alarm etc .....

Worst building ever.
No maintenance no cleanness!
It's not family building literally bachelors in the building,u will smell every bad odor u could imagine.
U can't even open the balcony door :)
Bad management and they don't have manners.
One time we called the manager to complain about the door and she went like "I'm not in the mood and hung up on my face"
As for me it was the worst experience!

Glad that we left,huge relief.

May residence is actually good place I should give 5 stars and recommend to my friends but at some point because of the people working there who are lazy to do their job properly this place become the worst in terms of satisfying their tenants. Mainly because of some maintenance duty that took so long that your patience will reach to your limit. I have this AC problem since july 10th, we call the maintenance and they said the AC is working fine but the thermostat is not going up it’s always 19 and the room is too cold. We call them again and ask to check properly because there’s something wrong and there’s water coming out from the window where the AC coming out. Then they came and said there is some parts broken we need to replace. Then after 3 days we follow up they said they are waiting for quotation. 1 week have past then i call this guy i will not mention his name. He said he has the quotation and after 2 days the engineer he said along with the maintenance to do the work. 2 days have past they didn’t do anything. I call this guy again and ask him why it’s not yet fix. Again he has another reason he said they will not replace the broken one they will replace the whole thing. It’s almost end of July still nothing is happen. Our bill is too high because of this. I hope the company who has this kind of lazy employees and full of reasons everytime their job is not done properly will be replace from there. If this building has a nice and good management for sure no one will stay there for 1 contract only. For sure everyone will renew if the system is good and they can satisfy their tenant and not with alibi that’s not reasonable. I hope they will look onto it and make a difference.

Well maintained and love the location of this building, easy access to Al Khail Road and near to all amenities like school, grocery and cafes.

I like this building but it's been two months since I moved and there's no lpg connection, imagine having a toddler and not a gas connection to cook food.
Lootah has the worst service and the worse thing is we don't have other options other than lootah in this building as lpg cylinders are banned in new buildings.
Plus the bathroom starts to clog every now.
Not living here another year.
