endless construction around starting at 6 in the morning, road construction works at 1-3am, racers under the window and millions of trucks, cheapest technical window installations (balcony even worse) with gaps so there is no difference between inside/outside noise, do the soundproofing on your own.
Inside the building maintenance works at 6 in the morning on weekends and it has no sense to talk to anyone in this regard, ZMS and its vendors are deaf to your issues, whenever you call someone with any question they leave you on your own or forward to nowhere.
Be ready for 24h fire alarm at any time of the day and night and as a cherry on top few weeks back they sent a curriculum to tenants saying stop complaining, this is all your fault.
Today at 6:14 am I woke up because of window washer hitting my window like a punching bag, there was no better time for this since as mentioned above road works were till 3 or 4 in the morning.
Pool area is dirty with a sand on the bottom, no ventilation system in bathrooms and many other weird things like card elevator access.
I don’t think it will be over soon since potentially there are sites for 10 more constructions around the building that will close the sea view btw for any apartment below 10th floor, consider this when signing a contract.

☀️It is 5.2 million square meters large and planned for 120.000 residents in over 3000 properties. Among the commercial buildings are the developer's headquarters. Flagship communities are Al Bandar, Al Hadeel, Al Muneera and Al Zeina.
☀️But the beach has not been opened to the public since construction.

within this brief period; the house formed insane amount of moulds on the walls and through my brand new furniture.
A/C is very loud,
No Toilet ventilation
The shower came without glass for the splashing outside the tub, i installed it myself
The surrounding construction is basically 24/7 of loud noise and vibration
The kitchen wood is starting to chip off
Parking enterance is difficult to maneuver
Useless elevator activation card which is extremely inconvenient.
Last but not least, poor cellular network and no GPS.
